Valencia Market Report

FivePoint New Homes • Builder Pricing • Valencia Housing Trends

UPDATED AUGUST 18, 2026
The Market at

Valencia by FivePoint

Valencia by FivePoint is not a conventional resale neighborhood. It is a large, actively developing master-planned community where builder releases, quick move-in inventory, incentives and new model openings are a major part of the market.

For that reason, the most useful report combines two kinds of information: current new-construction pricing inside Valencia by FivePoint and broader resale-market data for Valencia. The two should not be confused. Broader Valencia statistics include established neighborhoods outside the FivePoint development, while builder pricing reflects homes being offered inside the new master plan today.

NEW-HOME COLLECTIONS 18 FivePoint reports models selling and open for tours
ACTIVE BUILDERS 5 KB Home, Lennar, Richmond American, Tri Pointe and Toll Brothers
NEW-HOME PRICE RANGE $500Ks–$1.8M Approximate current range published by FivePoint
VALENCIA RESALE MEDIAN $775,730 Broader Valencia market, 3 months ending June 2026
Two markets operating side by side

A buyer in Valencia by FivePoint may be choosing between a builder release, a completed quick move-in home and an early resale. Those properties can compete differently. Builders may change incentives, financing programs, lot premiums or included upgrades, while resale sellers compete on location, finished improvements, landscaping, lot position and move-in timing. This report keeps new construction and the broader Valencia resale market separated so the numbers remain meaningful.

Context Matters

How Does Valencia Compare?

The established Valencia resale market provides useful context, but it is not a substitute for FivePoint-specific builder data. The broader market includes older neighborhoods, condos, townhomes and detached homes throughout Valencia, each with different ages, amenities and ownership costs.

Market View

Over the three months ending June 2026, Redfin reported a Valencia median sale price of $775,730, down 10.8% from the same period a year earlier. Homes sold in about 47 days on average, and the median sale price per square foot was $452.

Zillow's July 2026 market snapshot separately showed 313 homes in for-sale inventory across Valencia, 92 new listings during the month and a $775,000 median list price. These figures describe the broader Valencia market, not Valencia by FivePoint alone.

For a FivePoint buyer, the practical takeaway is that builder inventory competes within a broader market that currently offers meaningful resale choice. That makes side-by-side comparison of price, incentives, HOA costs, upgrades and location especially important.

Compare More Than Base Price

A lower advertised starting price does not necessarily mean a lower final cost. Lot premiums, design-center options, solar arrangements, HOA dues, special taxes, financing incentives and closing-cost credits can materially change the economics of a new home.

When several builders are competing in the same master plan, buyers gain leverage from comparison. A quick move-in home with incentives can sometimes be more compelling than waiting for a future release, while a resale may already include landscaping, window coverings and upgrades that would cost extra from a builder.

Know Your Builder Competition

Early resale sellers in Valencia by FivePoint are not competing only with other homeowners. They may also be competing with brand-new builder inventory, special financing, closing-cost incentives and move-in-ready homes that can change from week to week.

Successful resale positioning should account for the home's specific neighborhood, lot, completed improvements, landscaping, view, upgrades and timing. A well-finished resale can offer advantages a base-price comparison does not capture, especially when a buyer values immediate occupancy or wants to avoid the cost and time of post-closing improvements.

Independent Representation

Valencia by FivePoint brings together multiple builders, dozens of floor plans and a constantly changing mix of releases and quick move-in homes. The sales representative in a builder's model center represents the builder.

MARKET DATA NOTES

What These Numbers Mean

New-home collection counts, published starting prices and quick move-in examples were checked against Valencia by FivePoint's official homefinder and quick move-in pages on August 18, 2026. Builder pricing, release schedules, incentives and availability can change frequently and should be confirmed before making a purchase decision.

Broader Valencia resale statistics are from third-party market-tracking services and include homes outside Valencia by FivePoint. They are provided for market context only and should not be interpreted as a FivePoint-only appraisal, forecast or representation of the value of any specific property.
